Full Building Construction Contract: Materials & Labour

We are providing contracting services for constructing ready-to-live residential houses, ready-to-work commercial and industrial buildings for the clients.



Project Planning and Approval:


  • · We plan a project strategically. That’s why at first, we create the architectural building plan as per the requirements and specifications demanded by the client.

  • · If the building plan is not approved by the approval authority (i.e. Municipality / Gram Panchayat / Block Development Office / Zilla Parishad) then at first, we work for the building permit as we have enlisted Building Planner (Licensed Building Surveyor or L.B.S) under Jalpaiguri Municipality (JM), Jalpaiguri Sadar Panchayat Samiti (JSPS), and Siliguri Jalpaiguri Development Authority (SJDA).

  • · This building plan approval service is charged separately and discussed in service ‘Building Plan Approval’.

Detailed Construction Estimation:


  • We make a detailed estimate of construction as per the requirements and specifications demanded by the client based on the costing of the materials to be provided and the costing of the laborer in all kind of works to be involved in the construction process.


Approaches to Contracting Services:

Lumpsum Contracting:

  1. · In this service after making the estimate we then make the agreement of contract between the client and the contractor.

  2. · All the details of construction materials to be provided (i.e. company made/brand, size, scope, etc) are mentioned in the list in the agreement.

  3. · Quality is always our first priority. We ensure quality in living. That's why we always mention specifications freeze in the list of the agreement between the client and us, the contractor.

  4. · After having the agreement signed by both the parties and receiving advance payment of the work, we immediately start our service.

  5. · Clients have to pay the amount of the lumpsum contract in installments throughout the service.

  6. · We take the last installment of the payment after the completion of work.

Cost and Profit Contracting:

  1. · In this service after making the estimate we then divide the scope of work into parts.

  2. · We give quotation based on each part work.

  3. · We provide each part work separately.

  4. · On receiving work order and advance payment of 50% of amount mentioned in the estimate, we start our service for each part work.

  5. · On completion of each part work, bill of quantities or GST invoice is generated. Client pays the due payment based on the bill.

  6. · Work completion report is also provided by us at the end of the work depending upon the need of the client.

Pricing:


Lumpsum Contracting

Starts from ₹1200/- per sq. ft. of the roof area (Finish of the Construction: Only Civil Works, Flooring: Artificial Stone) up to ₹2000/- per sq. ft. of the roof area (Finish of the Construction: With Putty, Primer and Paint, Flooring: 4’x2 Vitrified Tiles, Stair and Balcony Railings: Stainless Steel with Glass Panels with Plumbing & Sanitary Wares, Electrical Supplies and Points, Sliding Aluminium Windows with Glass Panels, Laminated Ply Flush Doors)


Cost and Profit Contracting

Price will vary upon the details of scope of the part works. Quotation will be provided as per the specification freeze provided by the client.
